Press Telegram Site Mixed-Use Development EIR - City of Long Beach

Rincon prepared an EIR for the City of Long Beach that examined the environmental effects of the proposed Press Telegram Site Mixed-Use Development. The proposed project involved the development of two mixed use high-rise towers, both 22 stories and 250 feet in height. The residential component consisted of 482 dwelling units, including a number of live-work units. The commercial component of the project consisted of 9,000 square feet of ground floor commercial lease space. Parking is provided in four above-ground levels and two subterranean levels. The exterior architectural elements of the historic Press Telegram office building were to be retained and incorporated into the project design. The project was the first high-rise development proposed in the north downtown area. As such, environmental concerns for the project revolved around such issues as aesthetics, land use, and neighborhood compatibility. Impacts to the local transportation system were also important issues addressed in this EIR.
